The Garofalo residential building represents an urban regeneration project in Milan, located at the intersection of Porta Venezia, Città Studi, and Centrale.

This free-market housing development involved the demolition and reconstruction of an early 20th-century building that was architecturally and urbanistically discordant with its surroundings, an area otherwise characterized by a consolidated fabric of courtyard buildings. The new, compact, and well-defined volume restores the coherence ofthe urban street front. It rises eight stories above ground, five aligned withthe street façade and three progressively set back—plus three underground levels.

The plan and massing configuration feature a linear, compact yet articulated building, designed tooptimize the functionality and quality of the residential spaces while enhancing the shared green areas.

The ground floor is conceived as a permeableand transparent level: the removal of residential functions creates a large atrium that, together with the condominium lobby facing Via Garofalo and the landscaped areas, significantly contributes to the revitalization of the urban context.

This level primarily accommodates common areas overlooking the inner gardens and the double-heightatrium. The upper floors contain over 90 apartments of varying types, all characterized by loggias and terraces that lend the building a green andvibrant image, continuing the finest tradition of Milanese residential architecture. The three underground levels house technical rooms, cellars, anda car park.

As in the most significant works of modernist Milanese architecture, large loggias and carefully balanced asymmetries in the openings enrich the building’s dynamic façade. The glazed loggias create a vibrant composition, the result of the interplay between the transparency of glass and the emerald brightness of the ceramic cladding.
